Silver — Mid: Select

Our most common starting point, with better selections, a basic dedicated hood vent instead of an over-range microwave, and room for a few personalized design details.

Access adds a separate allowance that tapers as project value rises; lot conditions add a preliminary terrain allowance. Utility selection adds a preliminary allowance, but final routing and connection costs still require review before a real proposal. Plans and permit status are collected in the quote form below.

Silver — Low: Practical

Durable and value-focused. Typical possibilities include stock assembled cabinets, prefabricated quartz, budget LVP, standard tile, dependable builder-grade fixtures, and conventional construction details. A practical starting point for a durable, well-built custom home.

Silver — Mid: Select

Our most common owner-occupied starting point. Better LVP, tile, countertops, shaker-style cabinetry, and fixtures leave room for selected upgrades such as extra lighting, a skylight, or a few personalized details. A basic dedicated hood vent replaces an over-range microwave.

Silver — High: Enhanced

More refined cabinetry and surfaces, engineered flooring or premium LVP, upgraded electrical and lighting, and more detailed baths. This level assumes an upgraded dedicated hood vent, a useful kitchen island, and a full-height backsplash. Options can also include operable skylights, finished eaves, smart controls, curbless-shower details, and one larger indoor-outdoor opening.

Gold — Low: Design-Forward

A larger, open-plan architectural feel with higher ceilings, a generous kitchen and island, an architectural hood vent, a full-height backsplash, wider indoor-outdoor connection, upgraded semi-custom cabinetry, and premium surfaces. Project options can include full ZIP sheathing, comprehensive air sealing, bug-resistant detailing, and metal or tile roofing.

Gold — Mid: Premium

The same open Gold architecture with a custom hood surround, more custom cabinetry, premium countertops, wide-plank engineered flooring, full-height bath tile, curbless showers, multiple skylights, integrated lighting, smart-home features, upgraded windows and doors, and more structural coordination for large openings.

Gold — High: Luxury

A luxury version of the Gold plan with a fully integrated statement hood, extensive customization, fully custom cabinetry and millwork, specialty tile or stone, large steel-framed multipanel openings, architectural lighting, premium roofing and exterior materials, advanced envelope details, and deeply integrated indoor-outdoor living.

Platinum — Fully Custom

A bespoke, Hollywood-home level. Possibilities include dramatic ceilings around 15 feet, a much larger open chef’s kitchen with a fully custom hood system, fully engineered openings, specialty glazing, custom plaster or smooth stucco, slate or high-end metal roofing, marine-grade stainless hardware, advanced air/water/bug protection, and coordinated smart-home systems.

Important: These levels describe overall quality, selection range, construction detail, and amount of customization—not guaranteed inclusions. Structure, large openings, roofing, site conditions, utilities, plans, allowances, and final product selections can materially change cost.
